Terms and Conditions

Reservations:

The Clients will be required to pay a 25% from the full rental for your renting period to make a confirmed booking. We recommend that your representative in Sri Lanka visit the house prior to reservation and payment.

Arrival:

The client will be required to pay the balance rental amount (75%) and a Rs.25 000.00 refundable security deposit at their arrival date.

This security deposit will be refunded to you on your departure, subject terms stated below.

Credit Cards or Travellers cheques are not accepted.

Departure:

Client undertakes to vacate the house and handover all keys on the check out time/date stated in the reservation Notice/Invoice. Standard Checkout time is 12.00 Noon. Client will be required to pay for any loss or damage to equipments, furniture fitting and other during occupation. The owner reserves the right to recover such losses from the client or deduct from the security deposit.

Rentals:

Rental for full period is payable on your arrival as calculated below.

Daily Rate X No days = Total Rental

Telephone/Internet Charges

The house is equipped with Telephone with IDD facility and internet. Client is liable to pay the telephone bill based on actual usage. Telephone bill is payable on or before departure or monthly basis by long term clients. It is reserved the right to set off the telephone charges against the security deposit.

Cancellations

Before Arrival:

The reservation is cancelled only 3 months before your arrival date.

If you cancelled the reservation before 3 months, it will be charged 12.5% of full amount.( only 12.5 % is refunded) After Arrival:

If client decide to cancel the reservation after arrival and/or part occupation, It is refunded only the security deposit.

Exclusion

Client requires to take care of his/her personal goods and all personal belongings. The owner bears no responsibility or liability whatsoever in respect of any loss or damages resulting to the Client in any manner whatsoever during the period of the rent.
